Bathroom Countertop Material Options

As your bathroom remodel is underway, you will have to decide on the type of countertop material you want. Work with your contractor on budget and goals.

Style is a significant factor when considering the type of countertop you want. Are you going for an upscale and posh look? Or, are after visually appealing yet practical. Think about color and feel and practicality. If you live in a busy household with splashing children, and toothpaste spills, you’ll want to choose a durable countertop that can withstand daily use.

Price is also a factor. Between stone, tile, and laminate, you’ll want to estimate your square footage requirements and compare costs and options.

Material options:

Granite and marble – Granite is harder than marble and is more resistant to chips and scratches. Both granite and marble are heat resistant and great options for hot hair tools.

From a resale standpoint, both attract buyers as they are high-end materials when it comes to bathrooms. Granite comes in a variety of affordable options. Whether hiring out the installation or doing it yourself, keep in mind that granite requires sealing to help repel grease.

Quartzite is another option similar to granite and marble. The material is durable and can withstand high heat. The cost of quartzite is comparable to granite and marble.

Laminate – a price-conscious option with a variety of finishes that resemble granite. Laminate is versatile and virtually waterproof and stain-proof. It does not withstand heat well.

Tile – an appealing option; however, grout can be a pain when it comes to cleaning. Tile countertops look nice with various color and pattern options.

Wood- wood countertops require sealing since they are porous surfaces and are not waterproof. Ensure you take into consideration, sink and faucet sealing. This is not a job for a DIYer. We recommend asking a professional to do the installation. Wood has a very natural feel and look and can definitely be done with proper considerations.

Cost estimations per square foot:

Granite – $40 – $60

Marble – $75 – $250

Quartz – $55 – $75

Laminate – $10- $40

Tile – $35 – $40

Wood – $40 – $60

You will really want to consider the overall cost of your remodel. Aside from the other big-ticket items like toilets, sinks, bathtubs, and flooring, countertops fall in with heftier price tags. It’s essential to explore all your options.

Bathroom Flooring – Ceramic Tile or Vinyl?

There are several factors to consider when choosing between ceramic tile and vinyl tile. We are going to walk through a few things to think about before making a decision on your new bathroom floor.

Installation

Vinyl tile – overall easier to install and dries quickly. High-end vinyl may require longer drying time due to the realistic look of it. By using a utility knife, vinyl is easily cut by scoring and snapping it off. If you are looking for a quick and easy route, vinyl is the better option. However, there are still more factors to consider.

Ceramic tile – requires mortar and grout, and drying time can take several days. Tile cutters are required, and if the installer is a DIYer, it could take longer than someone more seasoned. Steps to consider: 1. screw cement boards 2. lay down tile in the thinset 3. rest for a few days 4. grout.

As far as installation goes, vinyl is the clear and clean winner. Fewer installation tools to use and little cleanup.

Overall Look

Vinyl tile – vinyl has come a long way over the years; however, it still ranks low on the list as far as variety. Vinyl tile options are limited.

Ceramic tile – is a beautiful work of art dating back centuries. The options are endless when it comes to the overall look of ceramic tile. You may find the exact flooring you visualized in your home, but it’s going to go at cost.

Ceramic tile is the winner between the two options. With the vast array of artistic colors and designs, ceramic is the better route.

Cleaning and Care

Vinyl tile – essentially, vinyl tile is waterproof, so it makes for easy cleaning and care. Ensuring that all plank gaps are filled correctly, and there is no space.

Ceramic tile – not entirely waterproof as ceramic tile does absorb small traces of water. Over time with normal wear and tear, you may see cracks in the grout, but this can be easily fixed.

All in all, between the two options, we would say this one is a tie.

Cost

Vinyl tile – research shows that vinyl tile is more cost-effective than tile. Even when factoring time and installation.

Ceramic tile – more expensive than vinyl per square foot and comparable to wood flooring.

Research shows that tile costs between $4-$8 per square foot. Vinyl can cost $1-$2 per square foot depending on thickness. You get more bang for your buck with vinyl flooring. Visually, some say that ceramic looks better and could improve your home’s resale value over vinyl tile.

Amazing Before and After Bathroom Remodels

This week we are taking a look at some of our favorite bathroom, remodels. Here is a list of our top 5 before and after bathroom transformations. From vanities, custom showers to master bathrooms, you will be amazed at the results.

Historic 1800’s home in Chicago, IL

This 1800’s home underwent a complete remodel just six years prior; however, the contractor cut a few corners not utilizing all the space. With the toilet room removed, we created a spacious freestanding soaking tub with a luxurious glass steam shower. Floating vanities with vessel sinks and recessed mirrored medicine cabinets completed the transformation.

The dated master bathroom in Green Oaks

A beautifully large upscale home with an outdated master bathroom needed an upgrade to help utilize all the space. By relocating the plumbing and electrical, we designed a plan that made sense for the large area. The custom “wet room” includes an oversized soaking tub plus a roomy shower. The previously separated double sinks now share a gracious vanity ending with a large linen cabinet that opens up the entrance. This is a renovation that will leave you, thinking that it can’t be the same space.

Estate with Large Master in Riverwoods

Lacking space in the master bathroom, this sprawling estate-style ranch home had an oversized tub and a narrow vanity. With the removal of the enormous pink whirlpool tub, we installed a freestanding soaking tub, double vanity, gracious shower, and focal lighting.

Odd shaped Master Bathroom in Park Ridge

An elegant Park Ridge home, with a dated 1980’s tub that overtook a lot of space, was transformed with a contemporary look. With the removal of one of the vanities, it created space for a custom shower. The updated layout to this bathroom is befitting to the elegant home.

Basement Bathroom Remodel in Long Grove

Unexpected broken pipes severely damaged the basement bathroom in this newer home. A complete remodel was done by expanding the vanity with custom shelves. This basement bathroom is worthy of an upper floor.

Bathroom Faucets: Finish Options

We recently completed our second bathroom remodel for a Chicago area, Glenview home. Pleased with the master bathroom renovation, the Glenview family asked us to renovate the double vanity hall bathroom. We took the oak cabinets and pink tiled bathroom from 1990 to 2019.

Remember the old style pull-on crystal looking faucet handles? Faucet designs have come a long way over the years, so we are going to walk you through fixture options and what to look for when designing on a budget.

Consider the overall look and feel of your home. You may be inspired to do a modern and minimalistic look for your bathroom; however, if the rest of your home is traditional, that may not be the best route from a resale perspective. If you are a family with small children, consider more of a functional look and feel. Think about the tub and sink design as well and try and match the fixtures.

Fixture Finish Options:

Matte Black

The Parkview family chose matte black fixtures, which are very popular with white walls. Overall the matte black look is trendy and can be found in sinks, walls, faucets, lighting, bathtubs, ceilings, and floors. Black matte is a bold look and a great option as it compliments modern and traditional designs alike.

Copper

Copper Steampunk decor has become popular over the years. It is considered to have a masculine look but also is an excellent option in farmhouse decor. Dark walls tend to make copper stand out more.

Chrome

A popular, traditional and standard look in a lot of kitchens and baths. Chrome is economical and comes in several styles. When designed with a fun color that pops, chrome stands out, giving your remodeled bathroom a clean and polished look.

White

We recently wrote about porcelain tile but did not mention porcelain faucets. The combination of porcelain and nickel or chrome is a timeless option and is available in various styles.

Brass

Brass faucets come in all shapes and sizes. Its striking finish, when complemented with a white sink, give it a unique and eye-catching look. Brass light fixtures pull the entire style together.

Hands-free

Ever wonder why public restrooms have hands-free sink options? 1. It helps with water waste 2. It’s an excellent germ-free option, and 3. some are ADA compliant. Don’t rule the hands-free possibility out for your home. Touch-less faucets are perfect for smaller children and help eliminate unnecessary water waste.

Bathroom Ventilation Solutions

Remodeling a bathroom is so exciting. We have been talking about fixtures, lighting, and flooring but the one thing that people don’t think about is ventilation.

Bathroom ventilation fans are typically configured to exhaust air between ceiling joists. Improper installation of vents along with placement, airflow, and noise level can cause serious problems to arise. Moisture can end up in dark spaces which in turn causes humidity to condense and could potentially cause mold and damage areas within the bathroom.

If you are going to invest the time and money to remodel your bathroom, you must consider the importance of proper ventilation. It will save you money down the road.

Air Flow and Noise Level

Airflow is measured in cubic feet per minute. According to the Home Ventilating Institute, for every square foot of floor space in your bathroom, your fan should have 1 cfm.

The noise level on fans is rated by sones which measure the degrees of loudness. The quieter, the better right? 0.5 to 1.2 sones means that the fan is quiet. Fans with sones over 4.0 are considered extremely noisy.

A lot goes into choosing the right fan for your newly remodeled bathroom. A quality fan is worth the investment. Dealing with mold, excess moisture can become costly. Consider the type of enclosure with your shower and the steam and vapor. The proper placement is key here.

Installation Tips

Centering the fan in a small bathroom is reasonable for proper placement.
In larger spaces, two fans may be necessary. Consider the spaces with the most moisture
Ensure adequate insulation around the hose or metal duct that leads from the fan housing to the outdoor louvered cover.
Allow a gap beneath the bathroom door so that there is proper airflow and that exhausted air is not trapped.

Bathroom Remodel – Plumbing and Lighting

Last week we discussed planning your bathroom remodel. In the next few blog posts, we are going to dig a little deeper and get specific with each aspect of the remodel. We are going to discuss lighting options, proper ventilation, and plumbing.

Plumbing

Let’s get started with plumbing. Plumbing can increase the overall expense of the remodel if you decide to move the existing plumbing fixtures. You can save a lot of money by avoiding demolition and renovation of current plumbing lines. However, the caveat is if the contractor discovers old pipes or wiring that is damaged, you won’t have another option. If the plumbing requires replacement, then it would be an excellent time to make a move to a new location.

Plumbers need to do what they do best- plumbing. It’s a good idea to ensure that the repairs are accessible. This means that the contractor has removed the drywall so that the plumber can get to the pipes. Lighting may also be an issue depending on where you are with the renovations. Make sure the plumber has adequate light. Ensuring that these things are considered will help make the process go smooth and cut down on additional costs.

Some things to consider when maximizing your bathroom space:

Pedestal sinks are a great way to help open up space and make the room look bigger.
Pocket doors help maximize the floor space by sliding into the adjacent wall, unlike traditional doors.
Glass shower doors help stretch visual space because you can see clearly through it without obstruction.
Mirrors are а great way to make a space look bigger. One large mirror will help reflect natural light.

Lighting

Bathroom lighting can illuminate the dark areas and add a subtle, soothing ambiance. Wall sconces above the vanity provide task lighting, which is excellent for makeup application and grooming. Backlighting is very popular and helps save on space. Mirrors are lit from behind, casting a warm glow on the abundant space.

Overhead and ambient lighting is very important. Think of your favorite bathroom from the last hotel stay or someone’s house you visited. Create a spa-like space when planning out your bathroom renovation.

Planning Your Bathroom Remodel

Turning your dream bathroom into a reality can be done in a few simple steps. We are going to share a few tips that will help you do that. Careful planning to ensure functionality, amenities, and design, will help you get the bathroom you desire.

The Plan

Is this a shared space? If so, you will want to discuss the remodel with the people that will use the bathroom to make sure you are all on the same page. Before speaking to a bathroom remodel professional, make sure you discuss budget and prioritize your list of wants and needs. Be realistic and set proper expectations. With any remodel, know that the process can take longer than expected and you must be prepared for the unexpected. It would be wise to allocate some of your budgets for those unexpected repairs. Once you have a solid plan in place, seek out a general contractor, or bathroom remodel professional to help with the next steps.

Depending on the size of the project, a bathroom remodel can take anywhere from 30-90 days.

Remodeling project managers have tools and programs to help you visualize your renovation. The project managers can help you with design elements, flooring, paint colors, cabinetry, lighting, and fixtures. They can also help manage all the vendors and installers.

Bathroom Layouts

Bathrooms come in all shapes and sizes. Typically most bathrooms have a toilet, sink, and tub. Half baths (also known as powder rooms or guest baths) usually have a toilet and sink. Attached bathrooms, also known as ensuites, are connected to a bedroom. A master bedroom typically has an attached bathroom. You can find ensuites in a jack-n-jill bedroom layout as well.

With bathroom remodels, you can get fun and creative. Since bathrooms are enclosed spaces, you don’t necessarily have to match with designs throughout the house.

Bathroom Remodel: An Overview

Are you considering a bathroom transformation? We’ve got five critical things to consider before you dive into a major bathroom renovation.

First, ask yourself, what are the significant reasons you are considering a bathroom remodel. Are you looking for more space? Do you need to improve the lighting? Is the bathroom simply outdated and you want an upgrade.

1. Lighting

Bathroom lighting is more important than you think. On average, people spend one hour per day in the bathroom. One-third of that time is spent directly in front of the mirror. It’s essential to decide whether or not you will need aesthetic lighting or functional lighting. Correctly placed lighting around the mirror for shaving or applying makeup can make a tremendous difference.

2. Storage

For smaller and more confined spaces, you’ll want to utilize as much of the area that you can. People often choose to install recessed medicine cabinets to help save on space. If space allows, people often decide to recess bathroom shelves for towel storage. If storage is important to you, carefully consider installing a vanity with plenty of drawer storage rather than doors. Drawers are easy to organize.

3. Toilets

Wall-mounted toilets have become very popular. It’s a great way to save on space, and the tank hides behind the wall. Wall-mounted toilets are affordable and make your bathroom space look updated and modern. Although the wall-mounted toilet is a significant consideration, be sure this is the route you want to take. Due to the way the toilets drain, if this is the route you are taking, know that it’s not as easy to revert to the floor-mounted option. It would require a complete rework of the plumbing supply.

4. Shower Stalls

This is where the remodel gets fun! Between frosted glass, tiled half wall or full glass wall, you have a lot of great options. Is privacy important? Do you need a door or could you consider a walk-in shower? Whether this is a DIY project or if you hire a contractor, ensure both experienced with all aspects of shower stall installation. If the shower is near a window, it’s important that the windowsill is sloped correctly. You’ll want to ensure everything near and around the shower is watertight. When it comes to shower floors, smaller tiles are best because of the traction and ease of slope installation.

5. Bathtub or Shower?

Are you a bath person? If you said yes to yourself, then a tub is something you need to put into the bathroom remodel plan. Do you have enough room for a shower tub combo? For some people, bathtubs are not a necessity and can help save on space.

Parkridge Master Bathroom Overhaul

Taking a Master Bathroom From 1988 to 2019

Let’s imagine it’s 1988, you’re driving down a quaint street in a beautiful Parkridge, IL and your mixed tape of love ballads is blasting out of your Pontiac Bonneville. You pull up to a lovely spacious home that sits on a tree lined street. The home is everything you dreamed of including a master bathroom designed for the riches. Thick glass blocks, make up the shower stall and a vanity with wall-to-wall mirrors. The adjacent walls are uniquely decorated with dusty pleated fabric that finishes the quintessential look. Truly a dream bathroom for any young couple.

Except it’s not 1988, you don’t drive a Bonneville, and the master bath isn’t a dream. It’s 2019 and this quintessential bathroom needs a major overhaul.

How we transformed Amanda’s 1980’s Parkridge bathroom to a more 2019 updated style.

After removing everything to the framing and the floor joists, we were able to reorganize the space to create a “wet room” in the back half. With the glass block shower gone, the toilet was relocated to the middle of the bathroom at the end of the vanity.

Phase 2 – The Transformation Begins

Next, a custom shower base was poured across the entire back half of the bathroom. The base was covered with small decorative tiles to allow for a gentle pitch to the center drain. The sidewalls were covered with large format commercial porcelain tiles and the gracious shower bench was tiled to match the walls. The bench blended into the walls so well that it effectively disappeared.

One side wall was plumbed for the shower, and the other side fitted with an oversized free standing soaking tub placed under the window. A heavy plate glass wall was installed to separate the wet room from the vanity area, and a chandelier placed over the soaking tub completed the look.

Phase 3 – New Look and Feel

With all of the visual obstructions gone, the bathroom is spacious and visually open. Entry into the bathroom starts with a sleek chocolate stained double vanity with a white marble look Quartz top. Large recessed medicine cabinets, framed to match the vanity, create an updated upscale look as well as ample storage. A matching custom depth wall cabinet over the toilet was added for even more storage capacity.
